7 reasons why Lighting & Electrical is important when selling

Nothing ages a home more than outdated light fittings, power points and light switches, it gets worse when a home is painted or there’s a styling update for a sale.

Lighting is a key element that shouldn’t be overlooked when preparing a home for sale. Light can easily change how a home looks. For example, a small room can look much larger if windows are exposed and the right lighting is installed.

If lighting and switches are not updated, it will convey the age and condition of the home. The right lighting and switches will not only enhance a homes features, but make it feel larger, more modern and ultimately more inviting to potential buyers.

The following are some basic tips

To help understand the different types of lighting and switches that are important when showcasing a space and and making a home showing more memorable.

 

Natural Lighting

A dark room is an immediate turn off for buyers. The easiest first step is to let the sun shine in and increase natural lighting as much as possible. Opening up or removing heavy curtains and blinds, and more importantly cleaning the windows.

Aesthetic Lighting

This type of lighting is used most in entrances, hallways, family rooms and bedrooms. Often it’s used to create a mood, such as enhancing artwork, architectural features and design.

Task Lighting

Certain rooms require require more illumination, such as kitchens, bathrooms and offices. The lighting is designed to illuminate a work areas.

Hero Lighting

When we prepare a house for sale we usually install either pendant lights either side of the master bed or over bench tops, in an entrance of living area we install usually one light that has wow factor and draws attention to the room.

Our hard and fast rule is “Less is more” meaning we only have very few of these lights so we don’t dilute the wow factor.

Easy Fixes

Batton light fittings and old down lights really underperform when it comes to selling a home, we recommend always using Tri-colour LED down lights that sit flush with a ceiling and removing or replacing the batton light with a modern light fitting. These changes are the most cost effective upgrades that maximise presentation.

Light switches and wall plugs

There's nothing worse than having old style switches and plugs that are dirty and yellowed out, you’d be surprised how many rooms have a single wall plug where the owners have extra power boards and transformers plugged in to single sockets, it’s ugly and a fire hazard.

We recommend modern updates of all switches, with wall plugs put in double wall plugs where single ones exist. As a selling feature change all double plugs with units that have double USB ports for charging phones and tablets. It removes the need for phone chargers and is a big selling feature when the home is marketed.
