Cleaning & Presentation

Selling Facts

It’s estimated that only 10% of home buyers can visualise the potential of a home. That means 90% are not going to be able to look past dirt, clutter and imperfections.

This is one of the hardest and most transformative aspects of presenting a home for market, almost without exception vendors have no concept of the forensic detail that's required to present there homes for market.

Here’s why, families get used to how they live, over time the standards drop incrementally and if you don’t believe me look at the back of your pantry or underneath your bed. It’s not that people are bad house keepers it’s that we don’t pull houses apart each week to clean.

Heres the question I ask people, Would you spend $100’s of thousands or millions of dollars on a brand new home and be happy with dust, grime and dirt? The answer without exception is no.

The truth is potential buyers will judge the home owner for anything that's not cleaned properly, it becomes a bargaining chip and in the worst of cases cause a sale to not go through.

The Cleaning Presentation Plan

Windows

Eyes are the window to your soul, well windows are the eyes to your home, a clean and restoration of not only the glass but tracks and frames are all important.

Kitchen and Butlers Pantry

This is the most time consuming aspect of a presentation plan, for the best results a full declutter is required, then every drawer, shelf, cupboard, bench top, splash back must be pulled apart, degreased, sanitised and detailed, every surface must feel free from residue.

Cooking Appliances

Cook tops, ovens, extractor fans and microwaves have to be stripped, degreased, cleaned, polished and detailed, it’s the most important area in the home.

Bathroom, Ensuite & Laundry

Commonly know as the wet areas, they are usually the most personal and most grimy, damp smells, mould, urine odours and water damage exist almost always in these areas.

Shower screens, tiles, basins and bathtubs need body fats removed, toilets need major cleaning and often replacement, ceiling fans and lights need dust removed and washing.

Bedrooms, Living areas and hall ways

every aspect of these rooms need de-cobwebbing, dusting and finger prints or walls washed.

Pet Odours

The number one sale killer is pet odours, most home owners don’t pick up on the scent as they live with it, but bring someone new into the home and it stands out.

The two biggest causes of pet odours are, oils of a pets coat, they penetrate all soft furnishing and attract bacteria, it’s extremely hard to remove and requires decontamination.

Pet urine more than anything is the most destructive, it penetrates carpets and subfloors, it can’t be washed or steam cleaned out, worse than that it off gases and the odour penetrates all soft furnishings, walls, air conditioning, heating and cooling ducts, at it’s worst the whole home requires full urine decontamination.

Cooking Odours

If you cook with exotic spices and fry a lot of foods then this will affect your home, our kitchens aren’t designed to cope with high flow extraction so the oils and spices aerate and attach themselves to all surfaces, furnishing and heating and cooling ducts. All surfaces require washing down with a decontaminant and room treated with an ozone machine.

Carpets and Flooring

It is recommended all flooring whether carpets, tiles or timber have a deep clean and polish where applicable.
