Here’s some general tips.

Carpet replacement

There are several benefits to replacing carpets. The first is appeal, home buyers want to know once the contract is signed the house is move in ready.

Carpet serves several important functions, it’s a soft furnishing and feels nice. It also serves as part of fashion, a house can be upgraded relatively cheaply with new carpet, we generally choose block colours that contrast the rooms and plush pile, this has the luxury feel but maximises sound deadening properties, making the rooms quieter and calm.

Timber Floors

Timber floors are natures most elegant gift, there’s nothing more that expresses prestige and warmth like highly polished and clean timber flooring. The greatest impediment in selling a home is scratched, dull and chipped timber floors, it suggests to buyers that the home has lived an uncared for life, like worn out carpets when a home is cleaned and painted it serves to illuminate the state of disrepair.

Clean and Re-Sheen

If your floors are dull and scuffed out we have a process that allow us to micro-abrasion the top layer of polish and clean the floor, we can then apply a urethane sealer that rejuvenates the timber, it has a glossy look and fills in the micro scratches making the floor look resilient.

Sand and polish

If your floors are really worn out and even damaged we recommend this full restoration method, all the urethane polish is removed, knicks and cracks filled in and restored using a urethane based sealer polish, this is the best and most premium finish.

Tiled and Stone Floors

Tiled floors come in all forms, man made glazed tiling, marble, sandstone, granite etc. They are all incredibly durable and hard wearing, the biggest factor like everything else is maintenance and wear. Lack of proper cleaning and repair is the most common theme.

Glazed Tiling

These tiles have a hard polished glaze that can be scratched and chipped, they can be replaced if stock is available, usually a deep tile and grout clean is required. Most importantly if the grout is old and breaking down a simple regrout restores the look.

Marble Tiling

This type of floors are incredibly tough, the number one problem is damage from bleach and cleaning agents, most floors can be restored by cutting and polishing

Slate Tiling

Slate is a metamorphic rock, formed from fine clay, sand and sometimes volcanic dust it is a mudstone, these floor can be damaged when heavy things are dropped on them. Most problems with these floors are crumbling grout and worn out polish, the way to restore the finish is re-grouting and having the existing polish stripped and re-sealed.

Sand Stone

Sandstone is formed from mineral sands, that can include quartz and calcite, like all floors a high end tile and grout clean rejuvenates the look. In there natural state the tiles are extremely porous, we recommend using a penetrating sealer to polish them, this deepens the natural veins and ecology of the floors.

Floating Floor boards

Simply put floating floorboards are engineered hard flooring that's designed to click into place, some have timber veneers and others a laminate finish that replicates hardwood flooring. All of these floors can be cleaned and some can be polished to return the shine and lustre.

They can be installed concrete slabs if you want to replace carpet, what many don’t realise that the cost of pulling up damaged or old tiles can be overcome by professionals laying floating floors over the top. It’s a first grade option at an excellent price.
